You are not in a financial position to maintain, manage nor service the construction nor operation of a duplex/triplex rental investment.

So I basically don't know how to swing a hammer, and I don't think I really have much talent (or natural interest) in learning construction?

My other option I assume is just to get a construction loan & either purchase the land cash, or lump it into the loan.

I am looking for someone with good systems and processes they use in their success than I can try and implement into my future business plan and one day be able to return the favor.
