We're investing in a beach town and the cost of land in desirable locations continues to rise. 

Given that there will be no exchange of cash or any other considerations, I believe I will need a quit claim deed to transfer the property (feel free to correct me if I am wrong).

Our market has gone up considerably since we bought it two years ago so I have much more equity in it from when we bought it. 

Take what Chris and Saj have said and take into consideration that you will on the other side of the coin when you go to sell the property.

I'm considereing borrowing some from my brother inlaw at a low interest rate.

Who knows how long this will last or continue to rise in prices but it's been highly beneficial to continue to acquire properties (but still not just buying to 'buy'). 

It requires careful research and consideration of all factors involved, including location, budget, and desired features.

Will take that into consideration when traffic hopefully picks back up in January.

There may be some transferable skills and things you can take where you aren't completely starting from scratch in going the trades school route.I think other considerations would be where you are in life financially, educationally, and from a professional development perspective.
