lol.If you're concerned about neighboring properties, you need a much larger piece of acreage to build on so you can create some buffer zones in all directions.

However I do want to do my best to alleviate his concerns. 

As for 2 bedrooms versus 3 bedrooms, more is usually better in both types of properties, but again, you more concerned about what you can rent it for.
