I have found a house in our size/price range (locally...we are not going out of state). 

I once looked into a similar kind of project in NorCal and discovered that the city fees to get utilities on site (water meters at street, electrical transformers, ect) were in a certain range depending on the unit mix.

@Andy Crawford looking past the mechanics for a second - this is one of the most frequently asked questions on BP because there are several options, ranging from straightforward to more complex.

I worked with a broker so they were able to pull a wide range of options.

@Norman T Eng assuming your calculations are correct a cap rate of 3% in Georgia for rents in that range is awful. 

Repairs shpild be in the 5% range.

The HELOC rates around my area in California are ranging around 4 to 6% up to max of 17%.

I am currently looking for a few different mortgage loan options around Philadelphia, Pa in the range of a 5-10% down payment.

But as for properties, I may be too picky, but depending on the area, I would like to find single family homes that haven't be well kept or maybe are very outdated, and are 175k-230k range.

Homes in the 130-180k with rent in the 1,300-1,900 range.
