Based on the information, would it make sense to move forward with the 2 unit property or a 6 unit one?

Based on personal Experience from BP Members...Any feed back will be highly appreciated..  

It might help to meet with an architect to give you a base idea and preliminary plans for your GC to then take a look at. 

Communicate with your JV, perhaps they will be glad to be out from under the loan, which ties up their borrowing capacity.Oh, and in AZ--wear sunscreen!

Remember, the time it takes for cash flow can vary based on location and property management.

My plan is to contact them in effort to get them to sell the property based on the assumption that they are out of state or possibly out of country and the property looks like it is in a fixable condition. 

This keeps a written record of our communications, keeps records straight about what was said when and to whom, avoids any "pressure" situations and prevents misunderstandings about what you agreed to or said to them.I would simply notify the tenants of your lease policy in response to their request.
