There's a tenant in place paying $1,200 a month, and the following information in the MLS looked pretty good to me:"Un-Finished Attic Basement stonewall/brick foundation 50 gal hot water heater New Efficient Goodman gas fired furnace Walk out doors fuse box electricity, laundry connections, basement dry & clean New Furnace, New Soffets New Sewer Pipes New Heating Ducts New Hot water heater New Sidewalk near the house New Electrical service New Windows Slate roof, new separate gas & electric meters"My question is whether this deal would make sense for someone looking to get started in Real Estate.

I appreciate the detailed response and the color the story adds.

And also, I think it’s wrong to be telling people of color that they’re not gonna be successful without going to college due to the color of their skin. 

You can choose what paint color, what to improve, what to change, etc.

I scheduled to have the ducts cleaned but after reading more info online , research suggested that cleaning the ducts has not proven effective in reducing smell or allergies.  

If using same color/brand paint you shouldn’t need to cut the paint in.

@Brendon Penner if your cabinets are white shaker, maybe white appliances would be nice, provided you have a good color combo on the walls & backsplash.

We are doing this work ourselves.Secondly, what could happen if work is done whichneeds a permit, such as changing air conditioning units and ducts, when reselling the home to a new owner?

This should be worded such that it is additional deposit and can be applied to anything that the current deposit can be used for (i.e. do not limit it to only pet damage).Indicate in the lease, tenant will be charged for placing unit back into a pre-animal state including Duct cleaning and carpet shampooing.Require the animal to be screened by PetScreening.com. 

Would also add some decorations with color on the walls, it helps your photos stand out.
