There are licensing requirements depending on which state you're in and if you're trying to do things the right way, you'll also have overhead like E&O insurance, office space, etcTL;DR It can absolutely be done but it is a very regulation-heavy business to be in, especially if you're targeting 1-4 unit stuff where majority of lending business is done.
