I think the reason for bankruptcy or bad credit is important as well.But honestly, I would rather have a larger pool of tenants to choose from, so if I were in your position I would lower the rents slightly to attract a larger pool.

For me, I do very large and complex renovations on high end homes and I do multiple projects at once so it is necessary for me to have a project manager while also performing the GC duties.There are many factors that go into each process and each individual situation will determine which you choose.

I know that ideally you would have a pool of tenants to pick from and choose the best one but how do you handle the rejection notices to people that meet all of your criteria without getting into legal issues or getting a bad reputation for being an application fee troll?

Some areas are rentals moreso than flips but there is no such house that can't be a rent to own so long as the owner chooses and they have the tenant to make it happen.You might want to check out the blue bar up top of the screen, click 'Learn' then 'free how-to guide'.
