What kind of investing are you looking into or have you gotten that far yet?

They are still getting it way below market value and couldn't get that kind of pricing where they are located.The only ethical problem that I have with wholesalers is when they essentially pull the wool over people's eyes.

Do any of you have experience with this kind of situation or simply advice?

Ask around for references for attorneys who do this kind of work, get 2 or 3 and call each of them for a price.

More recently I've been looking for kind of a "mentor" to give me some tips and tricks about the world or investing.

Not worth filing a complaint unless you can prove the many assumptions that you're making (that your offer was the first one, that your offer is more competitive than any other offer that was received (not just in price but in all offer terms), that the owner is getting some kind of "kickback" for going with another offer over yours).
