We'll buy large apartments w/ one bedroom buy stay away from it for the small multi's.  3 bedroom units are rare but we like them because they won't stay vacant long.Convert old bldgs w/ boilers to Individual Forces Air Cooled- We hate variable cost surprises, which is what happens when you purchase an old building w/ boilers & are responsible for paying the heat.  

Most actuals we are seeing right now are 6-8% in Western Massachusetts and north central CT for decent areas (think C+ / B-). 

Unless you are like MikeOH who are stacking his air-sealed bunker with food water and ammo right now, I don't see a reason for such great pessimism.

I suggested the Air Force for the boy, they will take care of the education and he can attend while he serves and could have enough to pick up part of law school.

For north/central Jersey, If you’re willing to take on a fixer upper, you can probably find a SFH for 300-400k in Long Branch, NJ.  

It seems like a lot of hot air, and you like the idea.. 

Also, are there any air contaminants that one should be concerned about? 

I also know some people who were in the Air Force and stationed at Tinker, the rental market was pretty hot around there.
