In my state, the disclosure is provided before the buyer makes an offer so that they are making the offer with full knowledge.

Ideally, a 3 bed 2 bath or more and creative finance must be an option.For agents, wholesalers, and private lenders, I am willing to structure shared ownership/partnership deals so we all win together.

Buyer is asking to go straight to escrow since we both agree on the deal.

I have 130 + items and don't want to deal with 130 buyers instead just one. 

When you find a great deal and want to sign a contract with the seller do you sign it before you find a buyer or do talk to buyer, discuss the deals numbers such as and Max acceptable offer, what work needs to be done on the house ... etc. and then sign the contract with the seller once the criteria with the buyer has been met.

When you're ready to refi, you'll simply need to request a lien release from NACA (basically your mortgage agent sending over a bit of info to NACA).
