If you fail to return the list and later sue to recover your security deposit, a court may view your failure to do so as your agreement that the list is complete and correct.

I'm unfamiliar with the area, so just putting all of this on your radar.. not to discourage you at all, but to paint a realistic view. 

In a traditional real estate, and not looking at appreciation that would also be called cash on cash (assuming your equity is in cash= typically downpayment+closing costs+fixes).So from a % point of view, the more you put down, the less your investment earns.

I'm going to view my first multi-family, a 6 unit apartment building on Monday.  

That being said, I am skeptical about the income stated, as most of the listings I viewed indicate "Gross Potential Income" instead of effective income.

Some people view all insurance as frivolous and do not care.

Maybe I was looking at the situation from a purely optimistic view but from what I can tell there are many recent graduates and young families who move into the area every year in the spring-time as well.

Looking for the 10,000 foot view, so I can know where to drill down.
