Hi Ben,Yes you can get more creative on deal structure but most loans for commercial money are 7 to 10 year terms being some of the best you can find.There is longer term debt out there but it is extremely picky on what it will fund.The banks are trying to cram crappy 5 year loan terms down buyers throats.

@Ben SteeverGenerally you have to inform them as the government doesn't check that people are living where they say they are.It's an ethical question, if you're not using the property as a your primary residence, you shouldn't be claiming the homestead exemption on it.
