I'm not sure what kind of center it is that you but but when you require (LL approved) channel lit signage it can really make a difference in street appeal.

(Resorts runs both winter & summer) I’m thinking your own lot might be more appealing than a park?  

We are leaning towards long term as compared to 5 or so years because it is in a great neighborhood and the building has a lot of potential to increase the rents even further while appealing to more than just local students as tenants.

We are modernizing the property with materials that are tenant friendly, cheap and appealing as well.

We had the front yard complete and the exterior painted very soon in the process so that the curb appeal was already there, even though we were still working inside.

The price point made it appealing for putting in the cash it would take to bring it up to par with a luxury rental within our portfolio.

If this is the case I’m thinking that applying for the 5 year deferment sounds appealing so I can save up some cash.
