I have a property on the market for rent that I've been anticipating getting $1,000 a month for.

But of course it's block by block and I ve nver bought such cheap houses before, my fear would be that the town becomes deserted..I did look briefly into this same topic some time ago, and from what I read online, the properties can still be appraised at higher values than what they're sold for, so you can end up paying more in property taxes than anticipated.

I gutted my home to the studs, and found more problems than I had anticipated.

Wanted to check in to see if anyone is anticipating changes to their business models based on the SB 247 changes to lead paint testing (mandatory infant testing, lower thresholds etc.). 

Roofing work is needed, which I did not anticipate.

Anticipate any where from 4 - 8 weeks lead time and a one day install for just a few windows.

But the relationships need to be developed.I saw a post on here a while ago that a sponsor sent out their "sample" deal package and started building their list, along with anticipated investment amount.  

Then every 3 - 7 years you should anticipate deal exits, so rinse and repeat.

Personally, I don't anticipate a crash, but a correction, or slowing of upward trends, which sometimes feels like a downturn.

The renovation took way longer than I anticipated.
