Refinancing isn't going to affect landlording or property management much at all.

No one cares....I can stand in my driveway and see all the same stuff.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

On the broker side, I like having a little bit more control over the process like being able to talk to the UW, ordering appraisals through my AMC, and handling all third party communications. 

(painter, electrician and plumber are all a given but they are focused and supplemental to the more major rough and finish work) Hourly rate range?

Is there a way to move the property into the llc, but not have all the money in it? 

I've been under contract on my property since June 25th, and underwriting received all of their info on July 1st.

All of the factors will keep you from cash flowing.
