I have put a lot of transactions together where the note seller walked with a lot more than 70% of the current UPB but, then again, I have been involved in transactions where the sellers have taken a lot less.

Which in turn translates into happy property owners.While the personality fit isn't a good one for me, I respect that his approach probably does quite a bit to counter cheapskate or dangerous landlords out there.

From the HUD appraisals I've seen, it's still based on comps in the area although this often doesn't seem to take into consideration the condition of the house.I've walked through torn-up dumps that needed 30-50K in work to get it back to normal and I've seen near pristine houses loaded with tons of upgrades for the neighborhood.I occasionally find the perfect storm of well below appraisal and in great condition in a neighborhood I think will pop in the near term.

Just like all Real Estate deals when you first get in your going to need someone to hold your hand before you walk and run.Hope this helps....if you have time I have another post here I think you should read "Preconstruction Investments some Problems & Solutions" and if you still need more help let me know, but ones again DO YOUR HOME WORK!!
