I've been working on the house since then and will continue to put in some sweat equity throughout the year.Since the beginning, I've planned to refi out of the FHA to get rid of the every annoying fees associated with FHA mortgages, and I'm looking for some guidance and tips dealing with refi's. 

What I am wondering is if tenant-buyer pays me but not the lot rent how do I get rid of them?

I'm under the impression that it should be much easier to get rid of a garage tenant than residential.

Finally my best advise is to get rid of the PMI.

Your time is valuable and you're losing it on non-performing tenants that you can't necessarily get rid of right away to improve the units.

If your fire pits are not useable get rid of them.

This was one of the main reasons why I wanted to rid myself of the property quickly, since I live out of state and couldn't handle this myself.
