https://www.mass.gov/service-details/learn-about-massachusetts-lead-   IMHO especially since its update MAss.gov is difficult to find info on you however you will need to look at landlord tenant law there if you will rent in MA.

Institutional lenders (most Banks) don't want to see that you owe them and someone else money, especially if your income cannot meet those debt obligations and still have a comfortable cushion.

I have heard here and there, and although the finacnial institutions state that if COVID-19 Relief is sought, they will not report it to credit agencies there are lingering questions.

Find a property nearby, pay yourself not the institution and rent the remainder to the parents not the students!
