Finally after some time I can say I am completing a Brrrr!

Finally, with the stock market and coronavirus and all, is now even a good time to sell? 

You don't get to find out your final test score, but I know I got that one right!

But first be sure to check your local tenant/landlord laws, be sure that you are not wanting to raise rent when there is a lease in place and finally if you give a small cost of living increase (3-5%) i doubt they would move.  

With that being said, although I'm a bit delayed on this post, I'm proud to say that after having a half dozen or so offers declined and a lot of patience from my awesome agent @Justin Brown, I finally got an offer accepted on a triplex just outside of Allentown, PA in December of 2019 and closed on January 14th 2020...exactly 3 months to the day of when I graduated.

Numbers - Purchase price $165,000; 123,000 @ 5%; $42k cash from HELOC currently at 3.25 but variable.Unit a - currently rented at $625 (650 was in all the info from owner but has been corrected at final close.

Well I finally got over analysis paralysis and am scheduled to close tomorrow on my first deal.

Final Thoughts - I am not trying to scare folks out of oklahoma I just want them to know the full picture. 

But I do see how they would want to avoid more paperwork if the final document (the valid one) will be corrected.What I want to avoid is having this error at closing which if it happens, it will add more time to the process.
