I like that Clarksville is a college town but I have read that rentals there greatly fluctuate with the military population.  

There is a university there with a lot of international students, from what I hear, but I was/am trepidatious about investing so far away.  

I would like to add another $6000/year to our travel budget for one big international trip each year.

I'm a 20 year old college student who is saving for real estate investing.

I'm looking to purchase a home, fix it up, and rent it out while I'm away at college.

Finding a deal on the East side is getting tough - a lot of attention from local, national and even international investors and flippers. 

I'm currently serving my community as a funeral director intern. 

I would have these internal battles in my mind, everyday before making calls and I would have to psych myself up to have enough guts to even lift the receiver to make calls; most often, these internal battles were something I had to over come every minute.

I also went to college, not that it is mandatory, and I got a business degree that emphasized real estate.
