Any tips on where to find boots on the ground?

If you are going to invest locally I would recommend house hacking.

Instead of the cash flow you see on paper, you’re looking at high vacancy, high maintenance and no cash flow.

I put a post on the Classifieds looking for wholesalers in my area as 99.9% of properties on the MLS are priced to high and the ones that are affordable have intense competition.

As the market cooled in 2023, price growth slowed to 8.3%, and sales volume decreased by 15% from the 2021 highs.

All of this should be public information and posted online.

We have been investing in real estate investing for about 15 years as a hobby and are looking to shift things into high gear. 

I see a lot of people who are gonna get crushed as they are buying NPL's based on thinking they will foreclose but the borrower has a high likelyhood of filing BK to keep their equity and people are paying 80 cents for a 3% loan that is a year behind which is insane!

A friend suggested setting the high school rating above 7 in the Redfin search engine, along with other filters, for my house search.

I'm an avid reader having recently finished Flip, Rent, BRRRR, and The Millionaire Real Estate Investor - all great books, but if there is another to recommend please do or point out chapters in those I should pay more attention to.Thoughts?
