I have a foreign rental property that's been in service since 2013.

I list my rentals on Zillow, and I have an agent profile on there, but I dont use any of their other services. 

The only thing upgraded is the flooring. 

This week, 2 months later,  the PM sent another maintenance person out and found 2 issues:1. water leaking from the ice box water line.2. hole in bathtub floor that wasn't there in August 2017.Along with that, they provided an estimate for the extensive water damage due to these 2 issues.  

Paint and flooring and cosmetics.

The liability is too many "sticks," all the balusters that create a very cluttered look, as well as obstructing half of the lower story windows.So first, let's replace all those sticks with a material that is less visually obtrusive, emulates the architecture, is far more updated and hip, and affordable.https://youtu.be/SPKgdEqnR3QYou could also do a slightly more designed baluster at the second-floor front-facing landings to celebrate those entries and add interest.Wrap approx. the bottom third (or 36" to the railing) of the second-floor posts with 1x to give them more visual weight, and create a very simple capital at the top.At the very base of the stairs (ground level), create two simple but very LARGE newel posts, and if at ALL possible, cap each with a very clean-lined light fixture.

Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.3.

If you’re wanting to be the project manager yourself, I have had a lot of luck in calling specific wholesalers in the area you’re looking at to get 3 recommendations (Sherwin Williams for paint, Floor and Decor for tile, etc).

It makes me go crazy because I want to offer excellent service, but then having to outsource and worse, wait an extra day or more because the guy I called is booked.Has anyone else gone through similar feels?
