I recently bought a condo seller financed and used buyers protection home inspection and was happy with them.

I know you don't want to pay the extra 3% commission to a realtor, but they can really save you from investing in a below-quality neighborhood and help reduce your days on the market (saving you with financing costs).

How did you finance this deal?

There are exceptions to this (like Ariel Dunes I or Calypso Towers with very specific lenders), but just be aware of the possible financing requirements when you're considering the condo route.  

I negotiated seller financing for: - Purchase price: $400,000 - Monthly income: $6,000 - Interest rate: 4% The seller requests a $160,000 down payment.
