Pros - leveraging a professional, one stop shopping, mostly passive, Cons - getting used to trusting someone and or company when your not actually there.

I think that NOI could be increased by shopping for insurance and maintenance well managed. 

. - Insurance price was not shopped around for and hasn't been re-evaluated in 7 years. - Certain expense costs are being paid by the landlord and not passed to the tenants which is cutting into the cash flow

I second @Collin Goodwin , I like to go shopping this time of year.But as far as renovations, it makes things more costly.
