It's unbelievable how good/fast they are at helping clean things up when they get a complaint about something.)4)  As for the "weaker tenant base", I guess that's another relative term but I'm struggling to see what it's weaker than. 

So you do not require below market but as I indicated even the market rate multi families go quite fast (less than a month). 

On the flip side they may make a troubled tenant sound good, so they can get them out fast.

Sounds like you've set yourself a fast pace for learning, but don't be shy about slowing down to really piece through things now and then.

Am familiar with the 2 year rule and that it is not hard-and-fast between lenders or types of loans etc. 

Needless to say, this is a frustrating situation in a fast-moving and hot market like Colorado.
