If the seller's numbers indicate that expenses are above 50% of the gross, then I use the actual numbers.

I mean its 2015, doesn't seem like their are many new individual wholesalers left, maybe that might be a good thing but what i don't know is, before i put the amount of time i am about to devote towards finding distressed houses, filing lease options, assigning contracts, etc... is there still business out there to be done.

My attorney friend stated that if an LLC does not pay its taxes that the individual member can also be on the hook for them.
