When Major Disasters occur it creates fear and fear will cause folks to move this can be good or bad for your investments.I use http://www.fema.gov as an aid site to determine areas to avoid for my future investments.Let me give you an example:State of Missouri research has showed me by looking at Fema's map service in regards to tornado's for example that I may want to exercise caution in the western and northern areas of Missouri.

It pissed me off, cause I did the research and could have made from 12-24 K depending how far I went with the rehab.I blasted him and shot an email to the company owner, who called me to see what had transpired.

i've read real estate investment material that encourages using the phrase "and/or assigns" in an offer and i've also read that you should never use this phrase because it means that the seller won't consider your offer. what is the general rule of thumb concerning using this phrase?

Possible deal-Home owner backs up to new subdivision and the subdivison is running water on to his property and it is ending up in his basemnet when it rains hard and has caused a mold problem.
