Also wondering if there are any Real Estate Meetups out that way?

My tenant is vacating the property this week and I am wondering whether to list it for rent immediately or to wait for March/April when whether may not be as cold?

I'm having a hard time finding any estimating tools for this kind of a project, adding a story and multiple BR/1 BA, and wondered if there were any tools, sites or recommendations any of you have for this kind of a project. 

Wonder if this scheme would look great at a lake front or along a river.
