Just to add ,  not every inspection covers a visual of the septic tank . if they run the water and all mechanicals, they are working fine . other than a visual there are no signs of it not working . 

Enjoy the beautifully landscaped backyard with a covered patio, pool, spa, and RV parking.

But you're buying in a high appreciating area so it may be worth having renters water down your principle while you appreciate.

But, for the best potential tenant pool, I would suggest looking to invest in neighborhoods in close proximity to hospitals, colleges, local markets, easy commute, provide sense of safety etc.

I mention that because I realize that requiring that much up front my limit my tenant pool. 

However, the Most alarming thing is they have allowed the water bill (they pay for all utilities, but the city bills the water to me) to mount over $2k over the last several months.
