For my own SFH investing and grading properties for tax sale bidding I use;A = very nice areas probably to nice to be profitable as rentals.B= the kind of neighbor hood I want to own rentals, nice blue collar homeowner areas.C= Viable rental areas where there are landlords buying but I wouldn't want to own there.

Recognizing not so easy, there was a property across the street from my barbers for sale for years, and then one day while getting my haircut and looking across the street and idea hit me out of the blue and it turned out to be one of my brothers and I's best investment deals.I had a investor visit from the Midwest and when he asked the prices he had a stroke.

They also restriped the yellow lines for parking spaces, speed bumps, used the stencil to put a blue handicapped symbol for my handicapped parking spaces.

For car loans, you'll have a lender's blue book with a stated value for collateral, that value may be adjusted slightly due to the condition and the inspection by the lender.

The SFHs there are expensive, usually 2500+.Where I do most of my property searching (blue collar area to the south of Dallas), $1300 is just above the threshold into the nicer/larger properties.

Even heading along the Max lines you can find rents that vary a fair amount when you get out towards the end of the Blue line.I am not saying that every all areas will provide great cashflow.
