I have had my attorney bless the QC deed I routinely use for myself.

The ones already doing a bunch of routine work in the neighborhood will charge you less than someone driving 45m out of their way just for your property. 

I use 4 main categories of asset/liability:Retirement accounts/529 planLiquid equities (stocks/mutual funds)Real Estate (properties and bank accounts)Personal (personal accounts, vehicles)I was going to use personal capital, but they had trouble accessing all of my various accounts and I got uncomfortable with having a 3rd party have my usernames and passwords.

I learned about title companies minimizing their risk by not providing a policy due to a variety of factors that make them feel uncomfortable.

I’m uncomfortable paying for a title search on property that i do not own...! 

They respect the property because they are your friend, or they routinely expect special treatment from you because they are your friend.  

From what I understand of the situation, the current tenants are more "uncomfortable" signing a document from someone they do not know then not being able to understand the document.I am pretty sure there is an underlying issue with these tenants, maybe citizenship issues?.

Since I am new to this forum, I felt a little uncomfortable putting too much out there, but the responses I see thus far are telling me what I already knew, which is to stick to what I know and leave the idea of changing my tax status to a C-corp. 

But for me, there's a lot to learn within each of these cycles and strategies that hold fairly true - make them a routine for any given circumstance

Ask the hard questions now that you may be uncomfortable with now because you will be a lot more uncomfortable later I assure you.
