So, we obtain a full credit report and review collections, chargeoffs, age of credit accounts, active accounts, etc. to build an overall credit evaluation.Public RecordsWe also obtain data from national databases about evictions, convictions and sex-offender histories.

My concern is that I disagree with the methodology, and could use advice / specific use cases to build a convincing argument for the review board that you can't redefine use until it has been done.It's a single lot.

Any reviews on those products or new products I should look into?

I would slightly undercut your competition to get bookings rolling in and start getting 5 star  reviews.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I haven't heard from an actual owner of a Padsplit (reviews from tenants are hit or miss).

I was using Pricelabs for my portfolio but after awhile I realized that it's better for me and my staff to review the MTR prices monthly and adjusting them as needed instead of using a dynamic pricing tool. 

Definitely want an attorney on your side reviewing the purchase and sale agreement and just not rely on a buyers agent.

I have been taught to back into the price on what it's worth to pay.I'm in Pierce County, WA.For me, if I have an opportunity at 40 townhome lots I am figuring probably 250-300k in all the soft costs and city/county review fees.
