The latter part of my post was referring to the protection of the account, not the assets through funding but the cash left on-hand.I think because banks are or were typically used for ck, savings, etc, I never looked to them as offering IRA/SDIRA.When I opened my account (2018) it was with specifics in mind and now I am reevaluating.

Land is valuable as I could purchase a new mobile home and install and less costs since utilities are already on the land. 

At least in my area, it's cheaper to own a condo with the HOA dues than it is to pay for all the utilities, snow removal, waste management, maintenance, etc, that goes along with an SFR.

Then there are the challenges with Section 8 tenants paying utilities and taking care of their rental property.

If the didn't do that then they have converted to LTR or MTR rentals at a steady monthly income and have the tenants take over the utilities which offsets the loss of more income.

For us we all typically use 0% business credit cards to furnish the property which can amount to $40-$60k+ depending on how crazy you go. 

I'm just more familiar with people quoting gross rents and typically assume the cleaning fees are being paid by guests.
