You could use an LLC or even a land trust to structure this.

To do with other ppls money, you need that personal relationship with the money source and then they have to trust you in terms of market research, boots on ground, analyzation, contracting, and exit sale. 

Dont trust anyone’s financial projections.

Especially with contractors... my construction consulting team is nationwide so I have a lot of contacts that I trust. 

Aha yeah I dont really trust flippers to do the repairs correctly - Even with my own flip I was tempted to cheap out on it but you always pay for it in the end!
