What is the total monthly rent and the current value of the portfolio? 

Multiple calls, deliverables, and you chose to do nothing, telling me “I forgot”, and now it’s all us, lol. 

The lease cost is about $100 usd for the last 5 years total.  

I focus on total return.  

I bought 8 properties through REI and then bought one on my own in an area REI manages (so 9 total that REI property manages).

I was involved in two small infill developments in Michigan (about 15 houses in total) so two very small parcels. 

We have increased our monthly rent to price ratio from your ~0.75% to 1.1% but the leverage ate up all the extra cash flow (even if the total return is likely higher).You could be a cash buyer and go from your one property to 20 and cash flow 20000/mo but you are still having to buy and manage 20 properties.You can do better on the total cash flow in other markets or rougher neighborhoods, but the story is similar: you are getting an extra ~25-35% in income for 20x the hassle.

I have 9 partners on the mountain house at $117,500 each, and 10 partners on the beach house at $110,000 each, and I am currently looking for a few more partners on my jungle house near La Fortuna at $110,000 where there will be a total of 7 partners.
