Multi-units often have amenities that are not common in SFH like tennis courts, basketball court, picnic area, clubhouse, swimming pool, fitness center, etc.

He got great rents because the communities he purchased in had swimming pools and tennis courts.

Nice thread.Bragging about cash flowing without debt is like bragging about your serve in tennis without a net.

That's why you will see a club house, tennis courts, swimming pools and other amenities at larger projects, it is a community within a community, a town within a town, so to speak.Your competition can be alot tuffer too, most projects of 50+ units are held by larger corporate entities that hold several similar projects.

Also, when I was there checking out the amenities the tennis courts and racquetball courts were both locked shut.

In a complex where there is a homeowner association and where levies are payable for upkeep of lawns and tennis courts, security, etcera, it is hard to cover loan repayments each month.  

Some have pools, tennis courts, etc.

So I got there turned on the unit and indeed it sounded like when you throw tennis shoes in a dryer and the whole system was shaking.

With all the financial turmoil if you are new it will be tougher to get the money with all the scams in the headlines these days, but not impossible if you will “kiss a lot of frogs.†The first place I would look is private clubs in your area like country clubs, tennis clubs, etc.
