I'm not from your area so I may be wrong but let a trusted realtor, familiar with the area, give you the input on that decision. That being said, if you can steal a closet or some space from one, ideally on a wall that backs the plumbing-filled wall of your existing bathroom, to make a half bath either as a guest powder room or master 'ensuite', you're laughing.

Talked to a guy recently that invests OOS using the BRRRR method that chooses to use HM instead of using his own capital for those reasons and so he has dry powder (ie flexibility) just in case.

Hello again,So I own a unit on the second story and my tenant (who is being removed and moving August 3rd due to non renewal of contract) has broken their toilet twice.Water has flooded from my powder room into his powder room twice now within two years that my tenants have lived there. The owner of the unit below me has threatened me multiple times with legal actions. It is my understanding that the liability falls on the tenant (since I have had the toilet fixed each and every time within a 24-48 hour time frame). The Residential Lease Agreement (that I purchased from this website) also states that the plumbing falls as their responsibility.Any thoughts or ideas on what I should do?

I empty the water from the toilet bowls, pour muriatic acid in the bowls, use rubber gloves, Comet powder or some other brand and I make the worse-looking toilets in about 10 minutes and make them look like they just cake out of the box.

I didn't see any signs of any bed bugs and the carpets were steam cleaned by the previous tenants before they left, though they were extremely dirty people when they lived there.I'm looking online and they have some sprays and powders, but I figured I'd ask what others have done or used while I look at the options on Amazon.

It’s just a business expense.Besides by using some leverage and keeping more cash on your balance sheet, you can have some dry powder and weather a storm if one happens.
