I have truly realized how realtors play an invaluable piece of this puzzle I am trying to put together.

I also didn't mention this earlier, but I'm realizing it is relevant to the situation; the seller is paying closing costs of 2% of the loan (~6k).

Once I got into it I realized I could have started much earlier.

And in doing so I realized that it’s going to be $2k more per year to insure it for replacement value of $145k vs before it was mostly just liability insurance plus a cap of $15k replacement payout.
