With the capital gains tax laws surrounding selling a primary residence you can make a profit and not worry about the taxes 3 years later.

You see that in landlord/tenant policy also: most urban areas are going to have more restrictive landlord/tenant laws than the surrounding rural areas regardless of how the state votes as a whole.

@Britney Lewin speaking as someone who also relocated from South Florida about five years ago we have been exploring surrounding areas.

It's beautiful...a dozen fishing cabins in Northern Minnesota on an entire peninsula of a lake surrounded by state forest land.  

I'm up in Saint Petersburg and looking to get more involved in the surrounding TB areas. 

Colorado Springs property tax seems ridiculously low compared to Austin and its surrounding areas. 

Within the city can be a challenge, but surrounding areas within an hour have a lot of potential.

My guess is your development (not including infrastructure and non recurring costs) even in your large volume is over $450k but I have less clue as to how much is structural (issue with me doing rehabs and not development).
