I think that when people travel that want to look at their rental and know they are in New Mexico or wherever they are so a local flavor will also help rent your place.

However, being physically away from the local community, it might be hard to see slow and subtle changes in the neighborhoods and adjust my portfolio in time.I want to get in the investor's game sooner than later.

Just go meet locals and get the flavor for 3 or 4 different areas of the city.

It's a subtle difference, but by signaling that they need to be competitive, vs. outright saying it, I think you'll find better results.
