@Kang-Li ChengI cannot comment on this specific company but we buy loans from similar companies (both performing and non performing) and I Can say the consistent component to these companies is they are horrible at underwriting and write loans to collect the points / fees but many of the loans we see we cannot believe they gave that person a loan.I am curious what types of returns they targeted as the invest in one asset model to me is very risky.

My wife and I don't want to follow the scale up construction company model (we already did and it wasn't the best).We do a lot of labor on our projects and are looking in to the future and realizing our bodies will not hold out over time.

Other than real estate I love dance, especially Latin dance styles, a good bottomless mimosa brunch, travel, and relaxing to a good Netflix/hulu show with some dessert!

Hi Arya,To appropriately model this, in my opinion I would add a minimum of 10% vacancy due to the commercial nature of the building.

There is no 30 day close with a 21 day inspection period haha  ya I fund a few buys that have that exact model it does work well but they do have to pay me of course. 

They ban Airbnb-style rentals of less than 30 days.
