If you don't want to long-distance landlord and find it to be a pain, then sell it, 1031 exchange it or owner finance, like you mentioned.

If you want to move it along, you could offer to waive that cost in exchange for being 100% gone by an agreed upon day/time or even offering some additional financial incentive.

The building stock is like all the other Chicago urban core burbs, so expect lots of 1950's and 60's construction with galvanized pipes, flat roofs, boilers and outdated electrical.

Inspectors always make things sound really bad, that's their stock in trade.

Alternatively, if you're wanting to do something more aggressive, you could consider a balanced fund, such as Vanguard's LifeStrategy Income Fund (VASIX), which is 20% Stocks / 80% Bonds.

Determine a fair amount of money to offer the tenant in exchange for vacating the property by a specific date.
