It is about a 5 or 6 hour drive from our house, and we made several trips out there in the first couple years to get the property up to our standards (put in drip irrigation, plants, and rockscape) and clean up after the less-than-stellar inherited tenants moved out.

What you could provide in addition to filling out the information they request is more details on what you are looking for in a place (if a good fit is especially important to you), explaining any oddities (if you have lived at any address for less than a year, if you have held a job for less than a year, if anything is not stellar), copies of pay stubs or tax returns (most smart employers will not share salary information), and more information to show that you can afford the unit (I love the idea of the budget).

In higher vacancy conditions where the local norm is month-to-month letting {e.g. much of Saint John}, you would be limited to a more modest fee (if your building was highly attractive) or no fee (if your building was less than stellar} The only time, we've taken a security deposit and/or first month's rent with an application was when we were approached to provide one of our properties furnished for a corporate rental.
