Should I just stain it and throw a poly over the hardwood?

It does NOT sink into fabrics, carpets or other like things, and it does not leave yellow stains on the walls the way cigarettes do.

Then, just use an outdoor stain to seal & protect (and darken the wood a bit).

The insulation seems to be in good shape and the framing doesn't seem to have any water stains.

The mosaic tiles that come on a flimsy backing is awful to install - rocks are the worst.I did 18X18 in my kitchen and I liked the look of the large tiles.Seal the business out of the grout - consider using a latex additive for extra water- and stain-proofing.

Doesn't the PT need staining every 2-3years?

Re-do flooring: Hardwood floors in 60% of the house that we will sand, stain and finish and the rest is laminate we will won’t tear up, but will put vinyl with a nice wood pattern over top.

Side note: we’re having the cabin and deck cleaned, repaired and stained right now.
