Four beds, two baths.

Hi everyone, I am wrapping up the renovation of a 2 bed, 1.5 bath in Fort Worth, TX.

You want to factor in location, condition, bed/bath count, and square footage.

Plus, first month's rent for placing the tenant.C class which can really be D class  1k nonrefundable up front first month's rent as placement fee 15 to 20% of rent 20 % mark up on turnovers.B class   No upfront fee half months' rent for placement and 10% and 15% markup A class No upfront fee half months' rent for placement 6 to 8% depending on area 10% markup on Maintenace. 

If rent for a 3-bed home is only $1100, it won't attract the higher-class, but it doesn't necessarily mean it's attracting the local meth dealer either, does it? 

For illustration purposes a quad consisting of all one bed one bath units will cost a lot less to build than a quad consisting of all 3 bed 3 bath units.....

Please help me evaluate this deal:New construction SFH in Tucson, AZ area.  3 bed, 2 bath, 1512 sq ft. 

There is a lot of commercial development happening all around there - Indy 11 complex, 16 Tech, Hospitals (Community is adding 900 beds), Elanco headquarters. 

Purchased, rehabbed, designed, and furnished 5 bed 3 bath in AZ completely remotely.

My understand basically is that you network/market to the folks that are selling senior care living facility beds with the idea that most seniors need to sell their house that they have owned for decades and is probably full of junk in order to afford the living facility.
