You need to look at the root cause.

In my area tree roots can get into the drain pipe and clog the line in a matter of days.

You'll close more times when you get to the root of their issues and driving force for selling and they will appreciate that you really of want to help them and that you are in the business to make a profit.

.- keep in mind that things like spices, towels, sheets, tp, paper towels, propane for bbq's, cleaning supplies, coffee filters, soap, have to be kept up to date, clean and refilled when you have weekly renters. 

But the root and weeds growng through the ashphalt are totally un acceptable. 

Anyway, I use that idea as a root system to tie us to and as we go up in return expectation our risk expectation also goes up and our activity/workload expectation follows in some tandem as well.
