Who one works with matters greatly again, just be very careful on that front, there is a ton of "pandemic" agents out there now willing to sing any song to snag a client, make any promise no matter how incapable of performing on it they may be.

@Jack PerfettIn addition to the above, be sure to look at the break out of the costs, not just the ~$23k in "costs" and $7.6k of money down...I know people keep singing the praises for FHA loans, but you still have have Mortgage Insurance fee which is $7k for you. 

They have to warranty the title, so it is guaranteed they will make sure unpaid taxes are paid.Also I know you mentioned security deposits, but instead of just getting an owners statement of deposits, you really want to have a Estoppel Certificate singed by the tenant.

Do you add pet addendum towards the end of lease agreement (last pages) or do they need to be singed separately after the lease is executed?

I'm wondering if this is a sing of things to visit the rest of the country? 

Looking for some thoughts on best way to make that 550k sing!
