It’s not sexy.

Not as sexy as owning something free and clear, BUT:With your $255k you can now buy FIVE properties in this manner, each bringing in a little cash flow each month, that might add up to the same cash flow you'd get from the one property free and clear.  

I like to see at least $150-200/month/unit cash flow and mid teens ROI.

It’s just a lot of work and difficult.I’d start with househacking and then look at markets close to you like Killeen or Temple.Out of state sounds sexy but in all reality you’re better off being able to drive to your properties and there’s opportunity close to you.

It’s certainly nothing sexy ,I would want double that amount

They do have problems in other climates when the temp gets below the teens during the winter.

(For people not local to S FL: don’t forget, we have hurricanes that tear roofs off like a teen with munchies opening a can of pringles). 

My returns aren't sexy, initially, but they are returns.  

Nothing fancy or sexy, but accessible from anywhere, any device.

It's a sexy product but extras can come up and on occasion can have you into the property at market value.
