So there are thousands upon thousands of vacant lots and these lots have been traded since the 50s  at tax sales or land guys buying cheap and selling for more on terms etc etc..

Certainly you can do it on your own, but time is money and the longer it takes you to learn it by 'just doing it' will cost you lots of time and perhaps thousands or hundreds of thousands of dollars in mistakes.

In my opinion is unethical, and if this was a big enough company that is doing this to thousands of consumers then your class action suggestion might play a role (note I am not an attorney), but since we are talking peanuts compared to the amount in class action law suits you are out of luck.

But a ppm can cost anywhere from 5 to 20 thousand dollars.

then when you graduate, house hack again.there's no point in buying a random rental thousands of miles away instead of house hacking. 

I don’t think that he would risk his reputation on making a couple thousand here and there by forming a shady side business.
